Our client is a highly regarded residential developer with a strong track record of delivering high-quality housing schemes across the South West. Due to sustained growth and an expanding development pipeline, they are seeking an experienced Senior Quantity Surveyor to join their commercial team in Bristol.

This is an excellent opportunity for a commercially astute professional to play a key role in the successful delivery of multiple residential developments while working within a forward-thinking and supportive environment.

The Role

Reporting to the Commercial Manager, the Senior Quantity Surveyor will be responsible for managing the commercial aspects of residential developments from initial procurement through to final account.

The successful candidate will have the ability to drive commercial performance, manage risk, and contribute to the delivery of profitable, high-quality housing projects.

Key Responsibilities

• Manage the commercial delivery of residential developments across multiple sites.
• Prepare budgets, cost plans, forecasts and cash flow reports.
• Procure subcontractors and suppliers through competitive tendering.
• Negotiate subcontract agreements and manage contractual relationships.
• Monitor project costs and identify opportunities for value engineering.
• Prepare and agree subcontract valuations and final accounts.
• Manage variations and commercial risk throughout the project lifecycle.
• Work closely with Construction, Technical and Land teams to maximise project performance.
• Produce accurate monthly cost and value reports.
• Ensure commercial controls and procedures are adhered to across all developments.
• Mentor and support Assistant Quantity Surveyors within the team.

About You

• Previous experience in a Quantity Surveyor or Senior Quantity Surveyor role within the residential development or housebuilding sector.
• Strong understanding of cost management and procurement processes.
• Experience managing multiple housing developments.
• Knowledge of JCT contracts and construction law principles.
• Excellent negotiation and stakeholder management skills.
• Strong commercial awareness with a proactive approach to problem solving.
• Degree qualified in Quantity Surveying or a related construction discipline.
• Membership of RICS or working towards professional accreditation is advantageous.
